Viera, FL, Ranked among Top 20 Top-Selling Master-Planned Communities by RCLCO Real Estate Advisors

RCLCO Ranks Viera, Florida, at #15 in the nation for Top-Selling Master-Planned Communities!

Viera, FL – July 17, 2018– Every year since 1994, RCLCO has performed a rigorous search of the high-performing master-planned communities within each state in the nation. On July 6, 2018, they released their mid-year 2018 results, which ranked Viera, Florida, as the 15th Top-Selling Master-Planned Community in the nation and 5th in the state of Florida.

“Through deliberate long-term planning, The Viera Company continues to invest in the underlying infrastructure to support the community’s development as a vibrant residential and employment destination on Florida’s Space Coast,” remarked Todd J. In January 2018, Viera was ranked number 25 of 50 in the nation for top selling master-planned communities. A 40% increase in sales over a 6-month period helped the community climb 10 spots from this ranking.

“Viera is the premier master-planned community in East Central Florida and has proven to be a highly desirable location for the more than 23,000 residents and over 350 employers who currently call Viera home,” stated Pokrywa. “Viera continues to be a highly sought after community in which to live, given its A-rated schools, high quality health care services, and recreational amenities such as the Brevard Zoo, Duran Golf Club, The Avenue Viera, and the USSSA Space Coast Stadium. Since January 2018, Viera has witnessed the progression of many new neighborhoods and the complete sell-out of others.

“Viera has jumped from the 25th spot in the Year-End 2017 report to number 15, significantly outpacing sales from the previous year,” RCLCO notes in their 2018 mid-year rankings report. “Florida continues to be a top retirement destination for baby boomers, and the increase in the 55 and up demographic has influenced sales at Florida communities, such as…Viera, which feature active adult communities within their master plans.”

Gregg Logan, Managing Director for RCLCO spoke to Viera’s success in the current housing market, stating, “Viera ranks 15th on RCLCO’s 2018 Mid-Year Top-Selling Master-Planned Community Update, moving up from 25th at the end of 2017, reflecting its 54% increase in sales over the same time period last year. The 292 homes sold by Viera in the first half of 2018 represent 65% of the sales pace set for the entirety of 2017, indicating that an impressive year-end finish may be in store for the community which currently ranks high among the Top-20 fastest selling communities in the U.S.”

Currently, there are almost a dozen single-family home neighborhoods under construction in Viera, as well as two new multi-family living complexes and an innovative 55 and better community. With at least three additional neighborhoods (Sendero Cove, Sierra Cove, and Stonecrest) slated to begin construction in 2019, Viera is looking to remain on a steady track of growth and expansion in Brevard County.

Canadian Softwood Lumber

American home builders need reasonably priced lumber to build homes that average working families can afford.

U.S. domestic production is not sufficient to meet demand. NAHB is working with the Forest Service and the Bureau of Land Management to clear the regulatory hurdles that constrain domestic lumber production.

In 2016, the U.S. consumed 47.1 billion board feet of softwood lumber while producing 32.8 billion board feet. That’s a shortfall of 14.3 billion board feet. More than one-third of the lumber consumed in the U.S. last year was imported, and more than 95% of the imports came from Canada. Annual domestic production has not met demand even once during the last 50 years.

Why It Matters

The lumber supply problem is made worse by the Commerce Department decision to impose duties averaging 26.75% on Canadian lumber shipments into the U.S. The tariffs are acting as a tax on American home builders and home buyers, making housing less affordable for American families and forcing builders to look overseas to Germany and Russia in order to meet demand.

The fact that America cannot meet the nation’s demand for lumber is all the more reason to move forward on an equitable U.S.-Canada trade agreement that will provide a reliable and affordable supply of lumber and meet the housing needs of American consumers.


America cannot meet the nation’s demand for softwood lumber, which will only continue to grow as the housing recovery picks up steam. Therefore, NAHB believes the following steps should be taken:

  • Rescind the lumber duties, which will be finalized on Nov. 18, and negotiate a settlement to address American home builder concerns regarding price and availability of lumber. NAHB is meeting with representatives of the Trump administration and Congress, as well as Canadian federal and provincial officials, to achieve this goal.
  • Boost domestic production by seeking higher targets for timber sales from publicly-owned lands and opening up additional federal forest lands for logging in an environmentally sustainable manner.
  • Reduce U.S. lumber exports. Domestic producers are selling abroad to China and other international clients in order to increase profits. Exporting timber should be discouraged when there is a gaping need at home.
  • Seek out new markets to reduce our nation’s reliance on Canadian lumber imports and make up for our domestic shortfall. NAHB last year held productive talks with Chilean government, trade and industry officials that focused on increasing exports of softwood lumber to America. Other potential markets include Sweden and Brazil.

Viera, FL ranks in the Top 25 Master-Planned Communities Across the Country

Viera, Florida has been ranked 24th out of the Top 50 Master-Planned Communities across the United States by John Burns Real Estate Consulting, LLC.

Viera, Fla. – Jan. 10, 2018 – In January of each year John Burns Real Estate Consulting, LLC. releases a list of the Top 50 Master-Planned Communities across the United States. Viera, Florida was listed as 24th in the nation for 2017, a 17 spot jump from the previous year.

Hurricane Recovery – News You Can Use!

As we all put the hurricane behind us, there are still many people in need within the community.  Everyone is working extremely hard to bring normalcy back to our personal lives and our community.  With many people without water, electricity or both, we hope that life returns to normal soon!

In Memory of Donald Laurence Simms

We are profoundly saddened at the death of Donald Laurence Simms, Falcon Realty & Development Corporation. Don was a HBCA member for over 21 years. Don’s last assignment at the HBCA was a Builder Director on the Board of Directors which he held for several years. Don was also the chairmen of Government Affairs.

Don’s calmness and positive demeanor will be greatly missed throughout the HBCA and within the Brevard community. When Don spoke, everyone listened. He was extremely well known and liked. Don always had something positive to say no matter what the situation. He was prepared and ready to provide advice and experienced perspective on any issue.

The family is planning a Memorial and Celebration of Life Service and Reception on Sunday, September 17, 2017. The Memorial Service will be held at Florida Memorial Gardens from 1 – 2 pm located at 5950 US Highway 1, Rockledge, FL 32940. A reception to celebrate his life will immediately follow at Suntree Country Club from 2:30 – 5:30 pm. Our deepest condolences go out to the Simms family. May you rest in heavenly peace!
